Job Title: Estates Property Manager
Location: Leeds - office based, with hybrid working
Working Pattern: 2 days in the office, 2 days working from home, 1 day on site visits per week
Salary: £38,000
Hours: 37 hours per week

About the Role
An excellent opportunity has arisen for an experienced Block Manager to join a growing team based in Leeds. You will manage a portfolio of 11-15 Resident Management Companies (RMCs), covering approximately 600-700 units across Huddersfield, Leeds, Bradford and the surrounding areas.
This role would suit a property professional with 3-4 years' experience in block/estate management, looking to take ownership of a varied portfolio with genuine autonomy and client contact.
Key Responsibilities
• Manage a portfolio of RMC developments, acting as the main point of contact for directors, leaseholders and residents.
• Oversee day-to-day management of estates, ensuring properties are well maintained, safe and compliant.
• Prepare, issue, and manage Section 20 consultations for major works, liaising with contractors, surveyors and residents throughout.
• Set and manage service charge budgets, working closely with the accounts team to ensure accurate reporting and expenditure control.
• Instruct and oversee contractors for repairs, maintenance and cyclical works.
• Conduct regular site visits (1 day per week) to inspect properties, meet with contractors, and liaise with on-site staff where applicable.
• Organise and attend RMC board meetings and AGMs, providing clear updates on budgets, works and compliance matters.
• Ensure all properties meet health & safety and statutory compliance requirements, including fire risk assessments and building safety obligations.
• Handle leaseholder and director queries efficiently, maintaining strong working relationships.
• Keep accurate records and documentation across all managed properties.
About You
• 3-4 years' experience in property/estate management, ideally within block or RMC management.
• Good working knowledge of Section 20 consultation processes and leasehold legislation.
• Strong organisational skills with the ability to manage a varied portfolio independently.
• Confident communicator, comfortable liaising with directors, leaseholders, contractors and colleagues.
• Full UK driving licence, with willingness to travel to sites across Huddersfield, Leeds, Bradford and surrounding areas.
• IRPM/RICS qualification (or working towards) desirable but not essential.
• Proficient in MS Office; experience with property management software an advantage.
