Job description
We are recruiting for an experienced Maintenance Project Manager to oversee the maintenance, repair and refurbishment of a portfolio of landlord-owned properties across London.
This is a hands-on position combining project management, facilities management and building compliance. You will coordinate contractors, oversee planned and reactive maintenance, monitor project expenditure and ensure properties remain safe, compliant and maintained to a high standard.
The role would suit an experienced Facilities Manager or Project Manager with a strong commercial property or construction background who is comfortable working across both office and site environments.
Key responsibilities
• Coordinating internal teams, external contractors and service providers
• Carrying out inspections of vacant and occupied commercial properties
• Overseeing planned, preventative and reactive maintenance activity
• Investigating leaks, defects and general building maintenance issues
• Working with the procurement team to source project materials
• Communicating with tenants, leaseholders, landlords and maintenance teams
• Monitoring project budgets and preparing expenditure reports
• Producing reports on project progress and operational performance
• Supporting the commercial team with tenders and pre-tender meetings
• Reviewing Fire Risk Assessments and implementing required actions
• Conducting regular fire safety and fire door inspections
• Updating asbestos registers and maintaining compliance documentation
• Preparing RAMS, risk assessments and method statements
• Reviewing and interpreting as-built plans
• Monitoring operational KPIs
• Implementing and managing Planned Preventative Maintenance schedules
You will need a good working understanding of mechanical and electrical building services, including:
• Heating, ventilation and air conditioning systems
• Plumbing and drainage
• Electrical wiring, lighting and power distribution
• Fire alarm and security systems
• Building Management Systems
To be considered, you should have:
• At least five years’ experience within facilities management, maintenance project management or construction project management
• Experience working within a commercial property environment
• Strong knowledge of building maintenance, construction materials, tools and equipment
• Experience coordinating contractors and managing multiple projects
• A good understanding of health and safety and statutory building compliance
• Strong communication and stakeholder-management skills
• Excellent organisation, time-management and problem-solving abilities
• The confidence to work independently while supporting wider maintenance and commercial teams
Essential qualifications
• Manager or Supervisor CSCS Card – Red, Black or Gold
• IOSH, RoSPA or NEBOSH qualification
• First Aid at Work qualification
Desirable qualifications
• Construction or Facilities Management NVQ or diploma
• Construction Project Management qualification
Package
• Salary of £48,000–£55,000
• 28 days’ annual leave, including bank holidays
