• Minimum 2 years as an AST portfolio manager • Must strive to exceed expectations in terms of service levels • Agile working Portfolio Property Manager Location: Prime Central London Salary: £35,000 basic + bonus + excellent benefits An exciting opportunity has arisen for an experienced Portfolio Property Manager to join a successful and growing property team. This role will involve managing a portfolio of residential properties across London, delivering a high level of service to landlords and tenants while ensuring properties are maintained and managed effectively. The Role As Portfolio Property Manager, you will be responsible for overseeing a residential property portfolio, managing landlord and tenant relationships, coordinating maintenance and compliance requirements, and ensuring properties are operating efficiently throughout the tenancy lifecycle. You will be working with landlords who own multiple properties. You will be highly organised, customer-focused and capable of managing multiple priorities while maintaining excellent service standards. Key Responsibilities • Manage a portfolio of residential properties across London. • Coordinate property handovers and ensure properties are ready for occupation. • Conduct property inspections and document/report any issues requiring attention. • Liaise with developers, contractors, building managers, landlords and tenants. • Manage pre-tenancy and post-tenancy works. • Coordinate routine and emergency maintenance repairs. • Ensure health and safety obligations are met where applicable. • Carry out regular property visits and follow up on any remedial works required. • Oversee tenancy check-outs, deposit releases and dilapidation claims. • Manage invoice processing and obtain client funds when required. • Support block and facilities management activities. • Attend client meetings and maintain strong client relationships. • Produce property inspection reports and compliance recommendations. • Contribute to monthly and quarterly portfolio reporting. • Assist with annual budgeting processes. • Maintain accurate records and deliver against KPIs. Requirements • Minimum 2 years' experience within residential property management or a similar role. • Proven ability to manage and build strong client relationships. • Strong communication and organisational skills. • Good understanding of residential property maintenance. • Basic knowledge of heating, hot water, plumbing and electrical systems. • Up-to-date knowledge of relevant property legislation and compliance requirements. • Ability to manage multiple priorities and work effectively within a team. • Professional and proactive approach with excellent attention to detail.
