Job description

Property Manager Location: London (Holloway / Finchley as required) Department: Property Management Reports to: Operations Manager About the Role As Head of Property Management at Drivers & Norris, you will lead and oversee the residential property management function across the business. You will be responsible for ensuring the effective delivery of high-quality management services, maintaining full compliance with all regulatory requirements, and driving performance across the portfolio. This is a leadership role requiring a proactive, commercially aware individual who can manage teams, enhance operational processes, and maintain the company’s reputation for exceptional client service. Key Responsibilities Leadership & Team Management • Lead, mentor, and develop the Property Management team to ensure high performance and accountability • Set clear objectives, monitor KPIs, and drive continuous improvement across the department • Provide guidance on complex tenancy, legal, and operational matters • Ensure consistency in service delivery across all managed portfolios Client & Landlord Relationship Management • Oversee key landlord relationships, particularly high-value or complex portfolios • Provide strategic advice to clients on asset performance, compliance, and risk management • Ensure high levels of client satisfaction, retention, and service delivery • Handle escalated complaints or sensitive matters professionally Portfolio & Tenancy Oversight • Oversee the management of all tenancies, including arrears, renewals, and compliance • Ensure all properties are managed in line with current legislation (ASTs, Right to Rent, safety compliance, licensing, etc.) • Implement and maintain robust processes for inspections, reporting, and record keeping • Monitor portfolio performance, identifying risks and opportunities Compliance & Risk Management • Ensure full compliance with all relevant UK property legislation and regulatory standards • Maintain adherence to ARLA Propertymark and The Property Ombudsman requirements • Oversee deposit compliance, safety certification, and licensing obligations • Manage risk across the portfolio, including legal and reputational exposure Maintenance & Asset Management • Oversee maintenance strategy and contractor performance • Ensure timely and cost-effective resolution of repairs and property issues • Implement planned maintenance programmes to protect asset value • Review and approve significant works and expenditure Financial Oversight • Oversee rent collection, arrears management, and financial performance of the portfolio • Monitor budgets, expenditure, and contractor costs • Ensure accurate financial reporting and controls are in place • Work closely with accounts to maintain financial accuracy and efficiency Operational Excellence • Review and improve internal processes, systems, and workflows • Ensure effective use of property management software and reporting tools • Drive efficiency, consistency, and scalability across the department • Support wider business objectives and cross-department collaboration Skills & Experience Required • Extensive experience in residential property management, with leadership responsibility • Strong knowledge of UK lettings legislation and compliance requirements • Proven ability to manage teams and drive performance • Excellent organisational and problem-solving skills • Strong communication and stakeholder management abilities • Commercial awareness and financial understanding • Proficiency in property management systems and Microsoft Office Desirable Qualifications • ARLA Propertymark qualification (or equivalent) • Full UK driving licence What Drivers & Norris Offers • A senior leadership role within a well-established and respected agency • Opportunity to shape and develop the property management function • Supportive and collaborative working environment • Competitive salary with performance-related incentives • Clear progression and long-term career development opportunities
