Job description

Pear Recruitment: Property Manager Location: Belsize Park Salary: £34,000 - £38,000 Working days: Monday – Friday, Saturdays 1 in 3 (Half Day off during the week when a Saturday worked) Full Manual licence required – Pool car available Are you a motivated individual looking for a position within Property Management? This position is tailor-made for someone with at least 2 years of solid experience in Property Management. Familiarity with Reapit software is preferred, but not essential, energy is key for this role. You will join the friendly Property Management team and become part of their vibrant business. The successful candidate will have the opportunity to work from a great office in Belsize Park, if you are well presented and articulate with a professional attitude towards work, please send your CV to be considered for this role. Responsibilities: • Managing a portfolio of residential properties on behalf of landlords. • Acting as the main point of contact for landlords and tenants. • Coordinating maintenance and repairs with approved contractors. • Arranging and overseeing routine property inspections. • Managing tenancy renewals, rent reviews, and tenancy terminations. • Ensuring all properties comply with current health and safety and lettings legislation. • Handling maintenance enquiries and resolving issues promptly. • Instructing contractors and monitoring the quality and completion of works. • Managing deposit returns and negotiating any deductions where necessary. • Liaising with landlords regarding repairs, budgets, and property improvements. • Monitoring rent payments and following up on arrears where required. • Ensuring all compliance documentation is up to date, including gas safety, electrical certificates, EPCs, and smoke/CO alarm requirements. • Coordinating check-ins, check-outs, and inventory reports. • Maintaining accurate property records and updating the CRM system. • Providing excellent customer service to both landlords and tenants. • Resolving complaints and tenancy issues professionally and efficiently. • Supporting the lettings team with handovers and tenancy progression where required. • Keeping up to date with changes in property legislation and industry best practice. Skills • Excellent communication and interpersonal skills. • Strong organisational and time management abilities. • Exceptional customer service skills. • Ability to manage multiple properties and prioritise a busy workload. • Strong problem-solving and decision-making skills. • Excellent attention to detail.
