About the RoleWe're looking for an experienced Property Manager to oversee a substantial residential property portfolio across London and the South Coast.
This is a hands-on role managing the day-to-day running of the portfolio, ensuring properties remain compliant, well maintained and professionally managed. You'll work closely with the directors and have the opportunity to improve processes and help shape how the property function operates.
Alongside property management, you'll also support with elements of the lettings process when required.
Key Responsibilities
Property Management
• Manage a residential property portfolio across London and the South Coast.
• Coordinate repairs, maintenance and planned works.
• Arrange property inspections.
• Liaise with tenants, contractors, surveyors and external suppliers.
• Obtain quotations and oversee contractor performance.
• Resolve tenant issues promptly and professionally.
Lettings Support
• Assist with tenancy renewals, move-ins and move-outs.
• Liaise with letting agents where required.
• Coordinate works to prepare properties for new tenants.
• Maintain accurate tenancy documentation.
Compliance
• Ensure all properties remain compliant with current legislation.
• Manage Gas Safety, EICRs, EPCs and other statutory certifications.
• Keep up to date with changes in residential property legislation.
Financial & Administration
• Monitor maintenance expenditure and contractor costs.
• Assist with rent monitoring and property reporting.
• Maintain accurate property and compliance records.
Process Improvement
• Identify opportunities to improve systems and procedures.
• Help create a more efficient and organised property management function.
What We're Looking For
Essential
• Proven residential property management experience.
• Strong understanding of UK residential property legislation and compliance.
• Experience managing contractors and maintenance works.
• Excellent organisational and communication skills.
• Commercially aware with strong attention to detail.
• Able to manage multiple priorities.
• Full UK driving licence.
Desirable
• ARLA qualification.
• Experience using property management software.
• Experience supporting lettings and tenancy progression.
