Job description

FindCore are thrilled to be assisting an ambitious independent property company with the recruitment of a Senior Lettings Negotiator. Permanent, full-time position. This is an office-based role in Middlesbrough. This is an excellent opportunity to join a growing lettings business with an established property portfolio already in place. The successful candidate will play a key role in winning new instructions, developing landlord relationships and supporting the continued growth of the lettings division. Salary Basic salary from £27,000, this is negotiable + uncapped commission + performance-related bonuses + mileage allowance and business expenses where applicable Key Responsibilities • Manage and develop an established portfolio of residential lettings properties. • Generate new landlord instructions through prospecting, networking and business-development activity. • Build and maintain long-term relationships with landlords, tenants and property investors. • Conduct rental market appraisals and provide advice on rental values and market conditions. • Arrange and conduct property viewings with prospective tenants. • Negotiate offers between landlords and prospective tenants. • Progress tenancies from the initial offer through to the tenant moving into the property. • Work closely with the Property Management team to provide a seamless customer experience. • Identify opportunities to grow the portfolio through referrals and repeat business. • Provide landlords with clear guidance on relevant lettings legislation and compliance requirements. • Maintain accurate customer, property and tenancy records using the company’s CRM system. • Represent the business professionally and contribute to the development of its local reputation. • Support the wider growth and development of the lettings operation. Skills & Experience • Minimum of three years’ experience within residential lettings. • Previous experience working as a Senior Lettings Negotiator, Lettings Negotiator, Lettings Valuer or in a similar role. • Proven track record of winning landlord instructions and generating new business. • Strong knowledge of residential lettings legislation and compliance requirements. • Excellent negotiation, communication and customer-service skills. • Confident conducting rental valuations and advising landlords. • Ability to build lasting relationships with landlords, tenants and investors. • Commercially minded with a proactive and target-driven approach. • Self-motivated and comfortable working independently. • Professional appearance and positive attitude. • Full UK driving licence and access to a vehicle would be preferred. • ARLA qualification would be advantageous but is not essential.
