About our client Our client is a family-run property maintenance and commercial refurbishment specialist operating across London and the South East. They deliver reactive and planned maintenance programmes alongside refurbishment services for a mix of residential and commercial property portfolios, and have built a strong reputation for quality and reliability. The role They're looking for a Senior Maintenance Coordinator to take a senior position within their operations team, based at their office in Takeley, Essex. This is a hands-on leadership role - you'll be overseeing complex maintenance projects, running PPM programmes, and supporting a small coordination team while reporting directly to the Operations Director/Managing Director. What you'll be doing • Leading and supporting a team of Maintenance Coordinators and admin staff, acting as the escalation point for complex issues, contractor delays, and tenant disputes • Developing, scheduling, and managing Planned Preventative Maintenance (PPM) programmes across residential and commercial client portfolios • Coordinating minor works and refurbishment projects end to end, managing materials, labour, and access • Sourcing, vetting, and managing external contractors and suppliers, negotiating rates and monitoring performance • Analysing maintenance data to spot trends and drive operational improvements, and preparing performance and financial reports for senior management and clients • Ensuring compliance with health and safety requirements across all jobs, including oversight of RAMS Skills and experience Essential • Minimum five years' experience in property maintenance coordination, facilities management, or a comparable operational role • Proven experience managing or mentoring a team • Strong technical understanding of building systems, M&E, and general construction practices • Proficiency in maintenance management software and reporting tools • Solid grasp of health and safety requirements, including RAMS Desirable • Experience across both residential and commercial portfolios • Background in contractor procurement and rate negotiation • Experience preparing client-facing performance and financial reports Why join them This is a senior role with real operational ownership and direct access to the leadership team.
