Senior Voids Surveyor Home Counties | Up to £62,000 Goodman Masson is proud to be partnering with a housing association to recruit a Senior Voids Surveyor This is a fantastic opportunity for an experienced surveying professional to take a lead role in the effective management and delivery of the organisation's voids service. You will be responsible for ensuring properties are assessed, works are appropriately specified and homes are returned to a safe, compliant and lettable standard in a timely and cost-effective way. As Senior Voids Surveyor, you will provide technical surveying expertise across the organisation's void properties, overseeing works from initial inspection and specification through to completion and handover. You will be responsible for ensuring void works are delivered to a high standard, within agreed timescales and budgets, while identifying opportunities to improve performance, reduce turnaround times and deliver value for money. The Role • Undertaking detailed surveys and inspections of void properties, identifying required works and potential risks. • Preparing specifications, schedules of work and cost estimates for void works. • Managing and monitoring contractors to ensure works are delivered within agreed timescales, budgets and quality standards. • Undertaking post-inspections and quality checks to ensure works have been completed in line with specification. • Providing technical advice on complex voids, property condition and repair requirements. • Supporting the effective management of void expenditure and ensuring value for money. • Working collaboratively with housing, lettings, repairs and asset management teams to minimise void turnaround times. • Ensuring works comply with relevant legislation, health and safety requirements and housing standards. • Identifying opportunities to improve void processes, performance and customer outcomes. • Supporting the monitoring and reporting of void performance, costs and key performance indicators. About You You will be an experienced surveyor with a strong background in social housing and a detailed understanding of voids, repairs and property maintenance. • Relevant surveying, construction or property-related qualifications is essential. • Experience working within a housing association, local authority or similar social housing environment. • Strong experience of managing void properties, empty homes or responsive repairs. • A sound understanding of building construction, property maintenance and diagnosing defects. • Experience producing specifications, schedules of work and cost estimates. • Experience managing and monitoring contractors and ensuring works are delivered to the required standards. • Strong knowledge of relevant health and safety, housing and building regulations. • Good commercial awareness, with experience managing budgets and delivering value for money. • Excellent communication and stakeholder management skills. • The ability to manage competing priorities and work effectively across a large property patch • A proactive approach to identifying improvements and driving better service performance.
