Job description

Cobalt is recruiting a Facilities Manager for one of the UK's leading Build-to-Rent property owner-operators as they seek to expand their FM division in London. Within this client-side role, you'll work closely alongside some of the industries best & brightest, giving you the platform to develop your FM career whilst taking on significant autonomy. Within this role you'll take on a varied portfolio of BTR developments throughout London (with occasional travel outside the capital) with a wide array of first-rate amenities on site, from gyms, to co-working spaces, to cafe's, to events spaces. You'll divide your time between being out on site, in our clients regional office in London, and at home with autonomy over your diary. Our client has a strong development pathway and is always looking to promote from within wherever possible, making them the ideal destination for any ambitious FM looking to progress. Key responsibilities will include but not be limited to: • Completing regular site inspections and ensuring actions are followed through. • Working closely with site teams to resolve facilities and compliance issues. • Managing planned and reactive maintenance activity. • Maintaining PPM schedules, compliance records and CAFM information. • Monitoring contractor performance and the quality of completed works. • Supporting statutory, health and safety and operational compliance. • Reviewing maintenance spend, repair costs and service performance. • Coordinating works relating to key health and safety systems. • Preparing reports and cost information for reactive and emergency repairs. Our client is looking for an enthusiastic, proactive individual who enjoys a role with plenty of variety. You'll take on a Total FM role that will give you access to newly developed assets, mobilisation, new technology, with a key focus on operational excellence and sustainability. Whilst a background in residential management or the wider real estate industry would be advantageous, it is not essential. An IOSH qualification is essential, whilst you will be able to demonstrate a track record in working under your own initiative (whether by having full autonomy or deputising) for a property or portfolio previously. A working knowledge of hard services is essential as is prior experience managing Health & Safety on-site.
