Head of Property Management Cobalt is partnering with an ambitious residential property business that is redefining block and estate management across England and Wales. Backed by an established institutional investor and with a secure pipeline of 15,000 residential units, this is an opportunity to join a well-funded organisation at an exciting stage of growth. This is a rare opportunity for a Head of Property Management to shape strategy, influence operational standards and build a high-performing team, rather than inherit an existing structure. Operating from a hybrid base in Leatherhead (three days in the office and two from home), you will play a central role in delivering a modern, technology-led service that puts residents first. The role As Head of Property Management, you will lead the development of the property management function, establishing the operational framework, service standards and leadership structure that will support continued growth. Key responsibilities include: * Leading the onboarding and operational integration of a substantial residential portfolio. * Building, mentoring and developing a high-performing Property Management team. * Creating and embedding efficient operational processes that support excellent customer service. * Driving a proactive asset management approach that focuses on long-term property performance. * Championing the use of technology, including MRI Qube or similar platforms, to improve efficiency and reporting. * Overseeing service charge budgets, major works and financial governance. * Working closely with compliance colleagues to ensure adherence with the Building Safety Act 2022 and wider statutory requirements. * Building strong relationships with clients, leaseholders and key stakeholders while promoting a transparent service culture. Skills and experience To be considered for this Head of Property Management position, you will demonstrate: * Working knowledge of UK residential block and estate management at a senior leadership level. * Strong understanding of leasehold legislation, Section 20 consultations, TPI guidance and RICS standards. * Experience leading teams through periods of growth and organisational change. * Proven ability to oversee large portfolio onboarding and operational mobilisation. * Working knowledge of MRI Qube or an equivalent enterprise property management system. * Strong commercial awareness, including service charge budgeting and major works delivery. * MPTI, Fellow status or RICS qualification would be advantageous.
