Inventory Clerk / Property Inspector
Location: Sidcup & surrounding areas
Salary: £27,000 per annum
Hours: Full Time – Monday to Friday, plus alternate Saturdays
About the Role
We are seeking a detail-oriented and organised Inventory Clerk to join our in-house team. The successful candidate will be responsible for carrying out detailed property inventories, periodic inspections, and check-out reports across our managed portfolio.
This role is essential in ensuring accurate documentation of property conditions, helping to protect landlords' investments while supporting a high standard of service for tenants and clients.
Key Responsibilities
Inventories
• Conduct detailed inventory reports for residential properties prior to tenant move-in.
• Record the condition, cleanliness, fixtures, fittings, and contents of properties.
• Take clear photographic evidence to support reports.
• Produce accurate and comprehensive inventory documentation within agreed timescales.
Periodic Inspections
• Carry out routine property inspections during tenancies.
• Assess the general condition of properties and identify any maintenance issues.
• Report findings to the Property Management team.
• Highlight any breaches of tenancy agreements where applicable.
• Ensure landlords are kept informed of property conditions through detailed inspection reports.
Check-Out Reports
• Conduct tenant check-outs at the end of tenancies.
• Compare property condition against the original inventory.
• Identify damage, missing items, cleaning issues, and fair wear and tear.
• Produce clear and impartial check-out reports supported by photographic evidence.
• Assist Property Managers with evidence required for tenancy deposit disputes where necessary.
Additional Duties
• Maintain accurate records and upload reports to the company’s property management system.
• Ensure all reports are completed within agreed service levels.
• Liaise with Property Managers regarding findings and recommendations.
Skills & Experience Required
• Previous experience carrying out inventories, inspections, check-ins, or check-outs.
• Excellent attention to detail and report-writing skills.
• Strong organisational and time-management abilities.
• Proficient in using tablets, smartphones, and inventory software.
• Professional communication and customer service skills.
• Ability to work independently and manage a busy schedule.
• Full UK driving licence and access to a vehicle essential.
