Lettings Assistant Manager Location: Lee, SE12 Basic salary: £25,000 - £28,000 (DOE) Commission: £20,000 - £25,000 OTE: £45,000 - £50,000 Lettings Assistant Manager Our client is seeking an ambitious and driven Lettings Assistant Manager to support the day-to-day running of their busy Lee office. This is an excellent opportunity for an experienced lettings negotiator or senior negotiator looking to take the next step into management. The successful candidate will play a key role in growing the office by winning new instructions, supporting and motivating the team, and ensuring exceptional customer service. They will also work closely with the Sales department to maximise cross-referral opportunities and generate new lettings business. Key Responsibilities of the Lettings Assistant Manager Business Development • Win new lettings instructions through valuations and market appraisals. • Build and maintain a strong pipeline of prospective landlords. • Generate new business through canvassing, networking, referrals and local market knowledge. • Maximise opportunities to increase market share within the local area. Team Leadership • Support the Lettings Manager with the day-to-day operation of the office. • Lead, motivate and coach the team in the Manager's absence. • Ensure individual and office performance targets are achieved. • Share best practice and help develop junior team members. Collaboration of Sales & Lettings • Develop strong working relationships with Sales colleagues. • Encourage and maximise referral opportunities from the Sales team to Lettings. • Attend inter-department meetings and contribute to cross-selling initiatives. • Ensure every suitable sales client is introduced to the Lettings department where appropriate. Customer Service • Deliver outstanding service to landlords and tenants throughout the lettings process. • Conduct high-quality market appraisals and provide expert advice on pricing and legislation. • Build long-term relationships that encourage repeat business and recommendations. • Resolve customer queries professionally and efficiently. Operations & Compliance • Ensure all lettings comply with current legislation and company procedures. • Maintain accurate records within the CRM system. • Support the office in achieving compliance and audit standards. • Monitor KPIs and contribute to office performance reporting. Essential Experience • Minimum 2–3 years' experience in residential lettings. • Proven track record of winning instructions and generating new business. • Experience conducting lettings valuations. • Strong leadership skills with the confidence to manage the office in the Manager's absence. • Excellent communication and negotiation skills. • Highly organised with strong attention to detail. • Full UK driving licence and own vehicle (preferred if required for the role). Desirable • Previous experience as a Senior Lettings Negotiator or Assistant Manager. • Good understanding of current lettings legislation. • ARLA Propertymark qualification (or willingness to work towards it). KPIs • Number of new instructions won. • Lettings fee income. • Conversion rate from valuation to instruction. • Cross-referrals received from Sales. • Team performance against monthly targets. • Customer satisfaction and reviews. • Compliance standards.
