Job description

Property/Lettings Property Manager Location: Wigan Working hours: Monday to Friday 9am to 5:30pm and alternate Saturday's 9am to 12:00 pm. About the Role We are seeking a proactive and organised Lettings/Property Manager to join our growing team. This is an excellent opportunity for an experienced property professional, or a highly motivated individual looking to develop their career in residential property management. You will manage a portfolio of residential rental properties from instruction through to tenancy end, ensuring landlords and tenants receive a high level of service while maintaining full compliance with relevant legislation and company standards. Key Responsibilities • Manage a portfolio of residential rental properties from instruction through to tenancy end. • Act as the main point of contact for landlords and tenants. • Conduct property viewings and support the marketing of rental properties to secure suitable tenants. • Manage tenant referencing and progression of applications through to move-in. • Coordinate check-ins and check-outs, ensuring all documentation is completed accurately. • Book property inspections and report findings and recommendations to tenants and landlords. • Manage rent reviews and Section 13 rent increase procedures. • Ensure properties remain compliant with current lettings legislation and safety requirements. • Arrange and administer Rent Guarantee policies where applicable. • Handle tenant queries, resolving issues promptly and professionally. • Monitor rent payments and liaise with relevant departments regarding arrears. • Maintain accurate property records and update internal systems. • Deliver excellent customer service throughout the tenancy lifecycle. About You • Experience in property management. • Strong communication and interpersonal skills. • Excellent organisation and ability to manage multiple priorities. • Professional, proactive, and customer-focused approach. • Strong attention to detail and problem-solving skills. • Competent IT skills. • Knowledge of lettings legislation and compliance. • Full UK driving licence and access to a vehicle.
