Job description

Our client based in east london Straford are are loking for a Operations Manager (Repairs & Maintenance) 3 days office 2 days Hybrid. £46 per hour 37 hours a week. The role Reporting to the Head of Direct Services, the Operations Manager (Repairs) plays a pivotal role in leading the delivery of high-quality responsive repairs and maintenance services across a designated region within Southern Housing. With responsibility for a budget of approximately ?5 million, four direct reports and the management of a team of more than 30 directly employed operatives/ techs and specialist subcontractors, the role is accountable for ensuring services are delivered safely, efficiently and in line with agreed performance standards. Leading multi-disciplinary teams, the Operations Manager will drive operational excellence, value for money and outstanding customer outcomes, while fostering an inclusive, visible and collaborative culture. Experience • Essential: Proven experience as a Repairs Manager or similar role within the Social Housing sector with value-based evidence of managing and co-ordinating the flow work between dynamically scheduled self-delivery direct labour and demand lead complex maintenance subcontracted repairs. • Be able to demonstrate value for money and effectively highlight management tools used to monitor, measure and review repair demand on a weekly, monthly, quarterly and annual target operating model. • Contractor Background: Demonstrable experience working for a Tier 1 Maintenance Contractor or large-scale DLO (Direct Labour Organisation) within a similar Housing Association environment and demonstrate the benefits of multi trade self-delivery. • Evidence a detailed knowledge of the M3NHF schedule of rate v7 and above to include clear understanding of contract management and the effectiveness of terms and conditions. • Technical Knowledge: Strong understanding of building regulations, Housing regulations i.e. HHSRS, HRBs/ Building safety Act and Awaab's, NHF Schedule of Rates (SOR) and modern construction methods.
