Commercial Property Manager
Location: NW4, North West London
Salary: £60,000–£70,000 per annum (DOE)
Job Type: Full-Time, Permanent
We are seeking an experienced and commercially minded Commercial Property Manager to oversee a portfolio of commercial properties across North West London. This is an excellent opportunity for a proactive property professional to manage assets, maintain tenant relationships, ensure compliance, and support the continued performance of a high-quality portfolio.
Key Responsibilities
Property Management
• Manage a portfolio of commercial properties, ensuring they are maintained to a high standard.
• Carry out regular inspections and coordinate planned and reactive maintenance works.
• Oversee contractors and monitor service delivery.
• Manage property improvement projects where required.
Tenant & Occupier Management
• Act as the main point of contact for tenants and occupiers.
• Build and maintain strong tenant relationships.
• Resolve tenant enquiries efficiently and professionally.
• Manage lease events including rent reviews, renewals, break clauses, and dilapidations.
Financial Management
• Prepare and manage service charge budgets.
• Monitor expenditure and approve invoices.
• Assist with rent collection and arrears management.
• Produce property and financial performance reports.
Compliance & Risk
• Ensure properties remain compliant with all relevant legislation and health & safety requirements.
• Oversee fire risk assessments, asbestos registers, EPCs, insurance, and other compliance documentation.
• Maintain accurate property records and minimise operational risk.
Stakeholder Management
• Liaise with landlords, surveyors, solicitors, contractors, and other property professionals.
• Provide regular updates to senior management.
• Support initiatives to maximise asset value and income.
Required Skills & Experience
• Minimum 5 years' commercial property management experience.
• Strong understanding of commercial leases and landlord & tenant legislation.
• Experience managing service charge budgets and financial reporting.
• Excellent communication, organisation, and stakeholder management skills.
• Proficient in Microsoft Office.
• Full UK driving licence.
Desirable
• MRICS, AssocRICS, or equivalent qualification.
• Experience managing multi-let commercial properties.
• Knowledge of property management software and ESG principles.
