Job description

Our client is seeking a highly organised and commercially minded Section 13 Manager to join their head office team in central London. This is a unique opportunity to take ownership of the end-to-end Section 13 rent review process across a growing Build-to-Rent portfolio, helping to balance commercial performance with an outstanding resident experience. Working closely with Leasing, Operations, Finance and Resident Services teams, you'll play a key role in ensuring rent reviews are managed compliantly, efficiently and professionally across the business. This position would suit someone with experience in property management, housing, Build-to-Rent, PRS, tenancy management, lettings, or compliance who is looking for a specialist role with significant commercial impact. Key Responsibilities: • Manage the full Section 13 rent increase process, ensuring notices are issued accurately and within statutory timescales. • Analyse rental market data and comparables to support evidence-based rent review recommendations. • Act as the primary point of contact for residents, handling enquiries and leading rent review negotiations. • Prepare documentation, evidence bundles and case files for First-tier Tribunal proceedings when required. • Maintain accurate records, reporting and compliance documentation across the portfolio. • Collaborate with internal stakeholders to ensure a consistent and resident-focused approach to rent reviews. Your Experience: • Strong understanding of tenancy legislation and the residential rental sector. • Experience within Build-to-Rent, PRS, property management, housing, lettings or tenancy management. • Excellent administration skills with a high level of attention to detail and accuracy. • Strong communication and negotiation skills with the confidence to manage challenging conversations professionally. • Comfortable analysing data, managing competing deadlines and working across multiple stakeholders. • Experience with tribunal preparation, dispute resolution or rent review processes would be advantageous.
