SENIOR PROPERTY MANAGER

ROLE OVERVIEW
You will take the lead on a prestigious Central London portfolio of large, complex residential schemes, including luxury homes and mixed-use environments. With a hybrid pattern and around two days on site each week, you will be the steady hand ensuring exceptional resident experience, robust compliance, and commercial performance.
This is a high impact role where you’ll gain exposure to flagship developments and influential stakeholders. You will collaborate closely with on-site teams, contractors and client representatives to deliver a best-in-class service that reflects the quality and profile of the buildings in your care.
ROLE EXPECTATIONS
You will balance on-site presence with focused desk time to drive operational excellence, resident satisfaction and financial control. Most days you’ll be coordinating maintenance and compliance activity, steering service charge performance, and communicating clearly with residents, clients and suppliers to keep everything moving smoothly.

HOW YOU'LL SPEND MOST OF YOUR TIME
• Visiting Central London sites twice weekly to lead inspections, H&S checks and team meetings.
• Managing maintenance, compliance actions and lifecycle plans across complex buildings.
• Owning budgets and service charges, monitoring spend, approving invoices and forecasting.
• Leading resident and client communications, from updates and consultations to AGMs.
• Overseeing contractor performance, tenders and mobilisations to secure quality and value.
• Preparing clear reports, trackers and recommendations to drive continuous improvement.

EXPERIENCE THAT HELPS
• Managing large or complex residential or mixed-use schemes in an urban setting.
• Leading service charge budgeting, financial reporting and cost control.
• Delivering H&S compliance, risk assessments and fire/life safety actions.
• Running tenders, contractor performance management and defect resolution.
• Handling resident engagement, AGMs, leaseholder consultations and Section 20 processes.
