Are you an experienced Block Manager ready to take the next step into leadership, or an established Team Leader looking for a role where you can genuinely influence performance, client relationships and service delivery? Our client is a well-respectedr esidential block management company with an outstanding reputation for delivering exceptional service across a portfolio of predominantly London-based developments. With around 80% of the portfolio comprising high-rise residential buildings, this is an excellent opportunity to join a business that values expertise, collaboration and professional development. As Team Leader, you'll be responsible for leading, mentoring and developing a team of approximately 7 Property Managers, ensuring they deliver an exceptional service to clients while maintaining the highest standards of compliance. Alongside your leadership responsibilities, you will retain a small portfolio of your own, allowing you to remain hands-on while focusing primarily on team performance, client satisfaction and operational excellence. Key Responsibilities • Lead, coach and support a team of Block Property Managers, driving performance and professional development. • Monitor workloads, KPIs and service standards across the team. • Act as the escalation point for complex resident, leaseholder and client queries. • Build and maintain strong relationships with key clients, including developers, Resident Management Companies (RMCs) and Right to Manage (RTM) companies. • Oversee portfolio performance, ensuring compliance with legislation and industry best practice. • Provide guidance on service charge budgeting, financial management and expenditure. • Support and advise on Section 20 consultations and major works projects. • Attend and chair AGMs, directors' meetings and client meetings where required. • Ensure high-rise buildings are managed in accordance with the Building Safety Act and all relevant legislation. • Work closely with senior leadership to continuously improve service delivery and client retention. We're looking for an experienced residential Block Management professional who combines strong technical knowledge with proven leadership skills. You'll ideally have: • At least 5 years' residential leasehold Block Management experience. • Previous experience leading, mentoring or managing a team of Property Managers. • A recognised industry qualification such as IRPM, TPI or equivalent. • Excellent knowledge of residential leasehold legislation. • Strong understanding of Section 20 consultations, major works and service charge budgeting. • Experience managing relationships with developers, RTMs, RMCs and freeholders. • Confidence chairing AGMs and client meetings. • Excellent knowledge of the Building Safety Act and legislation relating to high-rise residential buildings. • Outstanding communication, organisation and stakeholder management skills. • A proactive approach with the ability to make sound commercial and operational decisions.
