Block Property Manager
Home-based with regular site visits and monthly team meet-ups.
Circa £35,000 per annum plus benefits listed below.
Working hours: Monday-Thursday 9:00am-5:30pm, Friday 9:00am-5:00pm (flexibility for earlier start/finish available).
Role OverviewResponsible for managing a portfolio of residential properties, ensuring high standards of service delivery, legal compliance, financial control, and effective communication with leaseholders, directors, contractors, and other stakeholders.
Key ResponsibilitiesCommunication & Stakeholder Management
• Maintain timely and professional communication with leaseholders, directors, and contractors
• Respond to queries within agreed timeframes
• Provide regular portfolio updates and reports to client representatives
• Produce correspondence including notices, newsletters, and resident communications
Property & Portfolio Management
• Manage day-to-day operations across assigned developments
• Conduct regular site inspections and produce reports with actions and follow-up
• Oversee reactive and planned maintenance works
• Ensure service standards are maintained across all sites
Legal & Compliance
• Interpret leases, contracts, and related legal documents
• Ensure compliance with relevant legislation and codes of conduct
• Organise and minute meetings (AGMs/EGMs/residents’ meetings)
• Support legal processes including disputes and conveyancing matters
Service Charge & Financial Management
• Prepare annual service charge budgets and monitor expenditure
• Liaise with credit control regarding arrears and payment plans
• Review and approve invoices and manage financial performance of developments
• Ensure year-end accounts are prepared and filed correctly
Contracts & Asset Management
• Manage maintenance and service contracts (cleaning, gardening, security, etc.)
• Oversee mechanical and electrical servicing and compliance testing
• Review supplier performance and ensure cost efficiency
• Manage Section 20 consultation processes for major works and long-term contracts
Health & Safety / Risk Management
• Ensure statutory health & safety compliance across all developments
• Act on risk assessments, inspections, and audit recommendations
• Maintain up-to-date compliance documentation
Insurance & Major Works
• Ensure appropriate insurance cover is in place for all sites
• Manage insurance claims and associated remedial works
• Plan and coordinate major works projects, including consultation and delivery
Administration & Systems
• Maintain accurate records and property management systems
• Ensure documentation and reporting requirements are met
• Support internal audits and operational processes
• General RequirementsFull UK driving licence required for site visits
• Strong organisational, communication, and problem-solving skills
• Ability to manage multiple priorities and meet deadlines
• Understanding of property management legislation and best practice
