Job description

PROPERTY MANAGER An excellent opportunity has arisen for an experienced and customer-focused Property Manager to join a well-established and highly respected independent estate agency. As Property Manager, you will be responsible for managing a portfolio of residential properties, acting as the main point of contact for landlords and tenants while ensuring properties are maintained to the highest standards. This is a varied role requiring excellent communication, organisation, and problem-solving skills, with the ability to build strong relationships and deliver exceptional customer service. Key Responsibilities • Manage a portfolio of residential rental properties from move-in through to tenancy end. • Act as the primary point of contact for landlords and tenants, providing professional advice and support. • Coordinate maintenance issues, obtaining quotations and instructing contractors where appropriate. • Ensure repairs are completed efficiently whilst maintaining excellent customer service. • Carry out property inspections and prepare detailed reports. • Monitor tenancy renewals and negotiate extensions where required. • Manage tenancy check-ins and check-outs, including deposit negotiations where necessary. • Ensure full compliance with current lettings legislation and property regulations. • Liaise with contractors, inventory clerks, utility companies and other third parties. • Handle maintenance emergencies and resolve issues promptly. • Keep landlords informed of property performance, maintenance requirements and tenancy updates. • Maintain accurate records using the company's property management software. • Work closely with the Lettings, Accounts and Administration teams to ensure a seamless customer experience. • Build long-term relationships that encourage landlord retention and repeat business. Skills & Experience Previous experience as a Property Manager or within Residential Lettings. • Strong knowledge of residential tenancy legislation and compliance requirements. • Excellent communication and relationship-building skills. • Highly organised with the ability to manage multiple priorities. • Strong negotiation and problem-solving abilities. • Ability to work effectively under pressure and manage a busy workload. • Professional and customer-focused approach. • Competent using Microsoft Office and property management software.
